Scope of work
Remove existing roof covering down to sheathing. Inspect sheathing and replace damaged decking per the allowance above. Install ice-and-water barrier where applicable, synthetic underlayment, drip edge, starter shingles, the selected shingle system, ridge-cap shingles, and ridge ventilation. Replace pipe collars and flashing. Remove debris and perform a final cleanup with magnet sweep.
Decking beyond the allowance is billed at the sheet rate shown. Estimate valid 30 days.
A homeowner comparing three bids can only compare what's written down. Estimates that win are specific: they state the measured squares, the waste factor used, how many tear-off layers are priced, what the decking allowance covers, and which ventilation and flashing work is included. Vague one-line estimates ("Reroof house — $18,500") invite price shopping because there's nothing to compare but the number.
The template above prices the six line items that appear on almost every residential re-roof. Squares are billed after waste because that's what you actually order, while tear-off is billed on measured squares because you only remove what's on the roof.
