Roofing estimating guide

How to price a roof by the square

A per-square price is useful for speed, but it should be built from the actual work and materials this roof requires.

Start with measured squares

Use the measured roof surface for tear-off and the squares ordered after waste for new roofing materials. Confirm whether your report area includes attached structures and low-slope sections before multiplying by a rate.

Build the rate from separate costs

Keep allowances visible

Decking, chimney flashing, skylights, fascia, and other uncertain work should be shown as allowances or unit-priced change orders. If you bury them in a per-square number, your rep cannot explain the price and your customer cannot compare bids.

Use a package structure

Good, Better, Best packages let a homeowner choose a system while keeping the sales conversation focused on value. The base price can be per square, with clear additions for upgrades and job-specific conditions.

Check the price before sending

Run the quantity through a roofing calculator, review the estimate template, and confirm that the final proposal separates customer-facing scope from internal cost and margin information.

Send this as a branded proposal instead.
